PUI Law for Airbnb and short rentals: it applies to you too

Renting your apartment on Airbnb or by the night is lodging too, and the Single Identity Platform applies to you just like a hotel. PUIhoteles makes you compliant with no physical front desk: it captures each guest’s identity and connects to the federal platform for you.

Renting by the night is lodging, and the law makes no exceptions

Many people think the PUI Law is "for hotels". It isn’t. Article 12 Bis of the LGMDFP applies to EVERY lodging establishment in Mexico, and that includes short rentals: Airbnb, apartments by the night, vacation homes and temporary rentals. If you charge to host someone, you’re required to register their identity and connect to the Single Identity Platform.

The Article 43 Bis fine (roughly $1.17 to $2.35 million pesos per infraction) doesn’t distinguish between a hotel chain and a host with one or two apartments. The good news: PUIhoteles makes you compliant without needing a counter, an IT team or any technical know-how.

Frequently asked questions

Does the PUI Law really apply to an Airbnb?
Yes. Article 12 Bis of the LGMDFP applies to ALL lodging in Mexico, including short rentals, Airbnb, vacation homes and temporary rentals. If you charge to host, you’re required to register your guests’ identity.
I have no front desk or counter, how do I comply?
PUIhoteles needs no physical front desk. You capture the guest’s identity digitally and we handle the federal connection and answer the queries. It’s ideal for hosts who operate remotely.
I only rent one apartment, can I still be fined?
The obligation and the Article 43 Bis fine apply regardless of size. A host with one property is as required as a hotel. The fine runs from $1.17 to $2.35 million per infraction.
What about my foreign guests?
They’re registered with a passport or migratory form (FMM) plus their nationality. The law allows it and PUIhoteles already supports it, perfect for rentals that host international travelers.
